Rental Policy Terms & Conditions

TERMS & CONDITIONS
We want your stay to be as enjoyable as possible. To ensure the safety of our guests and our beautiful properties, we have outlined a few key policies that are included in our Rental Contract.

Arrival/ Departure: A keypad code will be provided for easy access into the property during your stay.
Check-in Time: 4:00 PM
Check-out Time: 10:00 AM
The failure of guests to vacate and surrender the Rental Property promptly at or prior to check-out will result in a fee of $500.00 per hour for every hour after check-out occupant fails to vacate the Rental Property.

Smoking Policy: We do not allow any smoking, including vaping.
Pet Policy: We do not allow any pets.
Maximum Occupancy: Maximum occupancy is limited to the the number of guests provided in our property description and in our Rental Agreement. Overnight guests are not to exceed the maximum occupancy number. If daytime occupancy during your stay exceeds that number, we must be informed, and we will do our best to approve and accommodate your request. You are responsible for all of your guests.
Sporting Waiver: We require a waiver for sporting equipment, fitness equipment, pool, sauna, and hot tub use. This is attached to the rental agreement and must be signed by guest prior to arrival. 
Payment: We require 50% of the total reservation fee to be paid upon initial booking, which we refer to as the Advance Payment. This payment is due via credit card. The remaining 50% balance is due 90 days prior to your check-in date. Upon reciept of the remaining balance, you will recieve confirmation of your full payment. A security deposit is required as part of your payment and is not to be applied to the booking fee.
Cancellation Policy: The Advance Payment is non-refundable. Cancellation within 90 days forfeits any refund. If we are able to re-book the rental property during your cancelled occupancy term, we will provide partial refund in connection to any costs incurred to re-book the property. We have no obligation to re-book the rental property in the event of a cancellation.

COVID-19 Cancellation Amendment
The cancellation policy for reservations with stay dates between June 1, 2020 and November 1, 2020 is modified by this amendment. If you have to cancel for a COVID-19 reason as listed above 14 days or more from the arrival date, we will provide a 100% refund less our $100 service fee or another booking can be arranged with a 100% same dollar credit applied to a future booking. Cancellations 13 days or less from arrival date will forfeit 50% of the nightly rental amount paid, but cleaning and damage protection will be refunded at 100% of the amount paid.

The cancellation policy for reservations with stay dates between November 2, 2020 and April 1, 2021 is modified by this amendment. If you have to cancel your reservation due to a COVID-19 reason as listed above 30 days or more from your arrival date we will provide a 100% refund less our $100 service fee or another booking can be arranged with a 100% same dollar credit applied to a future booking. If you have to cancel 30 days or less due to a COVID-19 reason as listed above, 50% of the nightly rental amount paid will be forfeited, but the cleaning and damage protection will be refunded at 100% or another booking can be arranged with a 100% same dollar credit applied to a future booking.

Security Deposit: We require a $2,000 security deposit which is held during your stay OR the purchase of CSA rental damage protection insurance", which is listed separately in your Reservation Total. The remaining balance of your security deposit will be included in the second payment installment 90 days prior to your arrival date. After our team inspects the property and no damages are found, your security deposit will be returned within 30 days.
Maintenance: We maintain our homes to the highest standard. Should any maintenance issue arise, we will do our best to repair it in a timely manner. An emergency maintenance number is provided in the home for immediate issues such as fire, heat, water, and safety issues. We reserve the right to enter the properties at any time for maintenance or cleaning purposes.
