Rental Policy Terms & Conditions


We want your stay to be as enjoyable as possible. To ensure the safety of our guests and our beautiful properties, we have outlined a few procedures that are also included in our Rental Contract.
Arrival/ Departure: A code will be provided for easy access into the property and used during your stay.
Check-in Time: 4:00 PM
Check-out Time: 10:00 AM

Smoking Policy: We do not allow any smoking, including vaping.
Pet Policy: We do not allow any pets.
Maximum Occupancy: Occupancy is based upon the number provided in our property description. Overnight guests are not to exceed the maximum occupancy. If occupancy during the day exceeds that number, we must be informed and we will do our best to accommodate that request. You are responsible for all of your guests.
Sporting Waiver: We require a waiver for any sporting equipment, fitness equipment, pool, sauna, and hot tub use.
Payment: We require 50% of the total reservation fee to be paid upon booking, which we may refer to as the Advance Payment . The remaining 50% balance is due 90 days prior to your check-in date.
Cancellation Policy: The initial 50% booking fee is non-refundable. If you need to cancel after the second installment, we will do our best to rebook the property for your booked dates. If we are able to rebook the property, we will refund you a portion of the second installment. We highly recommend acquiring travel insurance.  

COVID-19 Cancellation Amendment
The cancellation policy for reservations with stay dates between June 1, 2020 and November 1, 2020 is modified by this amendment. If you have to cancel for a COVID-19 reason as listed above 14 days or more from the arrival date, we will provide a 100% refund less our $100 service fee or another booking can be arranged with a 100% same dollar credit applied to a future booking. Cancellations 13 days or less from arrival date will forfeit 50% of the nightly rental amount paid, but cleaning and damage protection will be refunded at 100% of the amount paid.

The cancellation policy for reservations with stay dates between November 2, 2020 and October 1, 2021 is modified by this amendment. If you have to cancel for a COVID-19 reason as listed above 30 days or more from your arrival date we will provide a 100% refund less our $100 service fee or another booking can be arranged with a 100% same dollar credit applied to a future booking. If you have to cancel 30 days or less due to a COVID-19 reason as listed above, 50% of the nightly rental amount paid will be forfeited, but the cleaning and damage protection will be refunded at 100% or another booking can be arranged with a 100% same dollar credit applied to a future booking.

Security Deposit: A security deposit of $2,000 is due 14 days prior to your stay UNLESS GUEST HAS PURCHASED RENTAL PROPERTY DAMAGE PROTECTION INSURANCE AT TIME OF BOOKING.

TIMBER LODGE: A security deposit of $2,000 as well as the Rental Property Damage Protection is required. This security deposit will be taken 14 days prior to arrival.

ALPINE PEAK LODGE: A security deposit of $5,000 as well as the Rental Property Damage Protection is required. This security deposit will be taken 14 days prior to arrival.

*After our team inspects the property, your security deposit will be returned within 30 days should no damages be found.*

Maintenance: We maintain our homes to the utmost standard. Should any maintenance issue arise, we will do our best to repair it in a timely manner. An emergency maintenance number is provided in the home for immediate issues such as fire, heat, water, and safety issues.
