Terms & Conditions
Upon booking, 50% of your total stay amount is due and will become non-refundable. Ninety days prior to your arrival date, the remaining 50% of your total stay amount will be due and will then become non-refundable. Should your stay be booked within a window of ninety days, the entirety of your total will be due upon booking and will then be non-refundable.

To ensure the safety of our guests and our beautiful properties, we have outlined a few procedures that are also included in our Rental Contract.</p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Arrival/ Departure</strong>: A code will be provided for easy access into the property and used during your stay.<br>Check-in Time: 4:00 PM<br>Check-out Time: 10:00 AM</p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Smoking Policy</strong>: We do not allow any smoking, including vaping.</p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Pet Policy</strong>: We do not allow any pets.</p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Maximum Occupancy</strong>: Occupancy is based upon the number provided in our property description. Overnight guests are not to exceed the maximum occupancy. If occupancy during the day exceeds that number, we must be informed, and we will do our best to accommodate that request. You are responsible for all of your guests.</p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Sporting Waiver</strong>: We require a waiver for any sporting equipment, fitness equipment, pool, sauna, and hot tub use.</p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Payment</strong>: We require 50% of the total reservation fee to be paid upon booking, which we may refer to as the Advance Payment. The remaining 50% balance is due 90 days prior to your check-in date.</p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Cancellation Policy</strong>: The initial 50% booking fee is non-refundable. If you need to cancel after the second installment, we will do our best to rebook the property for your booked dates. We highly recommend acquiring travel insurance. </p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Security Deposit</strong>: A security deposit of $2,000 is due 14 days prior to your stay UNLESS GUEST HAS PURCHASED RENTAL PROPERTY DAMAGE PROTECTION INSURANCE AT TIME OF BOOKING.</p> <p>TIMBER LODGE: A security deposit of $2,000 as well as the Rental Property Damage Protection is required. This security deposit will be taken 14 days prior to arrival.</p> <p>ALPINE PEAK LODGE: A security deposit of $5,000 as well as the Rental Property Damage Protection is required. This security deposit will be taken 14 days prior to arrival.</p> <p><strong>After our team inspects the property, your security deposit will be returned within 30 days should no damages be found.</strong></p> <hr class=”wp-block-separator has-text-color has-alpha-channel-opacity has-background is-style-wide” style=”background-color:#999999;color:#999999″> <p><strong>Maintenance</strong>: We maintain our homes to the utmost standard. Should any maintenance issue arise, we will do our best to repair it in a timely manner. An emergency maintenance number is provided in the home for immediate issues such as fire, heat, water, and safety issues.
